Real Estate Management Services
We provide the following real estate property management services:
- Qualifying and screening tenants
- Showing properties to only qualified tenants
Our screening process ensures only qualified Buyers view your property.
Collecting and disbursing rent
- We collect the rent for you, and send the check to you.
Order repairs and inspect after completion
- We order all repairs and inspect upon completion before a check is disbursed to the contractor.
Quarterly Inspections of all properties
- A full inspection of all properties is done every ninety (90) days.
- This allows us to keep you informed on a regular basis how well your property is being maintained by the tenant.
Monthly reports
- A cash-flow statement is sent every month with the owner's income disbursement check.

Our Property Management is a full service Real Estate company designed to meet the needs of Buyers, Sellers, Tenants and Landlords in this vast marketplace. If you desire a real estate service not listed here, please be sure to let us know.
- Rent Collection – collecting and banking rents and other income from tenants and posting on a daily basis. Maintaining the status of each tenant and running delinquency reports as well as monthly tenant status reports.
- Bill Payment – payment of vendors, utilities and mortgages and provide a monthly check registration.
- Maintenance – evaluation of vendors, equipment, supplies and services to keep the property operating in a manner that is safe and keeps the tenant satisfied.
- Financial Reports – providing an annual budget and monthly statements such as profit and loss, including rent roll and check register.
- Tenant Relations – 24 hour answering service to provide for tenant needs, questions, concerns and emergencies.
- Rental Analysis – provide timely updates and recommendations for rental increase and lease negotiations and handling of renewals.
- Supervision of employees – hiring, firing, supervision and payment of the employees assigned to the property.
- We offer stock rental forms to property owners. (We are not attorneys and cannot offer legal advice or documents. Any forms we offer are for example only.)
- Free ‘Property for Rent’ Website. Give your rental units instant worldwide exposure, 24 hours per day 7 days per week. Post photographs, a description and leasing details of your property on our office web-site. There is no cost or obligation to you

Maintenance
Our maintenance department is fully experienced and conversant with all types of general maintenance work such as electrical, plumbing, painting, kitchen fitting, tiling, woodworking, roofing, guttering, fence panelling and plastering.
All maintenance call outs are speedily attended to always dealing with any emergency work as a priority. We will fully assess the nature of the work in hand and provide a comprehensive report to the landlord liasing with the tenant to ensure they are fully briefed as to what’s to be done. A competitive quotation will also be provided for prior approval before any work is carried out. However, any essential work may be carried out whilst on site particularly if it is deemed that the landlord’s property should immediately be protected and if any risk is presented to the tenant. This is another benefit of our own in-house Property Maintenance department, as we will always hold the interests of our landlord and tenant as precedence.
Some of our work may require the assistance of outside contractors. Our appointed contractors are all fully approved and vetted by us. They carry out their work efficiently, effectively and to a high professional standard, keeping us informed at all times in order that we might liaise with our landlords and tenants accordingly.
