APPLICATION PROCESS


STEP 1: VIEW THE PROPERTY

- View the property. Take a drive by and see if you like the neighborhood. Remember to look at what schools are near, what stores are close and to figure out the distance it may be from your job.

- Open Showing List. If you are still interested, call the office, email, or add your name to our Open Showing Call-Back list. Schedule an appointment with us, so we can give you a tour of the property and let you know all the amenities and details. Please call or email, to let us know you'd like to put your name on our call back list for the next open showing.

- Open Showing Calendar. If you have access to a computer and internet, please view our "Open Showing" calendar, listing under "Rentals."

- Fill Out an Application. Some people have either already seen the property or are bind for time and need a unit now. So they'll fill out an application without even seeing the inside of the property. We do suggest you view the inside before applying, but if you would like to do this, we will still accept your application.

- Come to our Open Showing. During the showing, we will be more than happy to answer many of your questions. We usually schedule showings during the week during our normal business hours, just call, email, or visit our "Open Showing Calendar."



STEP 2: APPLY TO RENT

There are many ways to apply. Once you've decided on which property you want to rent, or if you are still undecided, please list the name(s) of the property at the top of your application.

  • Fax

  • Print out an application. Complete full application, front and back. Fax to our office with the reqested required documents.


  • Mail

  • Print out an application. Complete full application, front and back. Mail to our office, to the address listed at the top of the page, with the reqested required documents.


  • Online Application

  • Go to our Online Application. Complete full application. Submit Online. Dont forget to turn in your required documents.


  • Visit our Office

  • Visit our office. (For driving directions or our address, go to "Contacts".)You may either fill it out in our office, or take it home and Complete full application. You may do either way, but because we require documents you normally wouldn't carry around with you we suggest taking it home. You dont have to drive all the way back to return it. Once you get the application, you may do any of the above listed ways to return it. If faxing it in, please include a cover letter, stating your name, the property address and entitle it: Rental Application. When mailing it in, please address to Rental/Application Department.


Required Documents


Your chances of being approved will include the information you submit on your application, your credit history, rental history, and employment. Turning in more information will only bring up your chances. ie proof of income, bank statments, showing direct deposit, letters from a previous landlord, letters explaing in detail any discrpencies on your credit report, Allotment, Welfare, Socal Security Income and/or Section 8.

Application fees are $10.00 per adult. We accept Cash, Check, Money Order and Charge. Note: Credit Card payments online and in office will be subject to a 3% credit fee charge. We also accept payment via the web. Please send online payments at http://www.paypal.com to RMMANAGEMENT@verizon.net. The application fee is non-refundable and covers the cost to obtain a credit report and other verifications. If you are applying with roommates, only one roommate needs to apply just add the other roommates names to the co-applicant field.
All applicants over the age of 18, must submit their social security number and an application fee of $10.00, unless married. Married couples and those registered under recipricol beneficiaries will be run as a couple and only be charged a single $10.00 fee.

Note that if your application is approved we will require a security deposit, that of which that equals the rent amount. (Per-home not per-roommate). The security deposit will be returned to you within 14 days of your check-out date*. The security deposit may be in the form of a personal check, hand-delivered, or you can pay online (Note that on line payments are cashed immediately). Please be aware that if you are approved to rent the home you chose, and you change your mind or fail to enter into a lease, your security deposit will be retained as liquidated damages for holding the property for you.



STEP 3: APPLICATION ACCEPTANCE

Applications are processed quickly. We will call you with any questions. Our process includes calling references, employers, a credit check and rental history verification. But please wait for us to call you. Your application is eligible toward any or all the properties we have available in our office, for 30 days. After the 30th day, from the first day received into our office, your application will be placed into inactive/non-approved status. If after the 30th day, has passed, and another property comes available, you will need to re-submit an application to apply for the new property.


Approved

If your application is approved, you will be notified by phone. You will then be asked to stop by the office to drop off your security deposit (equal to the rent amount). Before you move in, you'll need to place first months rent and security deposit. But just to secure the unit at that point, you need only your security deposit. At this time, we'll schedule a check-in date. Please reserved atleast one to two hours at this appointment. The day of your check-in/lease signing, you will need to have paid both security deposit and full first months rent. If on the day of your check-in/lease signing, you realize you have not paid for both first months rent and security deposit, be prepared to pay for it that day. If you do not have funds on this day, you will not check-in on this day.




Move-In Process

STEP 4: LEASE SIGNING

A lease signing appointment and a check-in appointment will be arranged as soon as your application is approved. All roommates will need to be present at this meeting. This is the latest point to turn in your first months rent.

STEP 5: MOVE-IN

We will help assure you that you have everything you need to move in to your new home.

*- security deposit will be returned within 14 days of check-out date, assuming you fulfill your duties listed on the check-out check list. ie having the carpet cleaned, and leaving the place in a unit just as you found it or if anything even better.
